Holiday properties continue to gain ground

Holiday properties continue to gain ground

Holidays in holiday accommodation remain popular. Figures from 2019 show a significant rise in the number of bookings for holiday flats or holiday homes compared with the previous year. In its latest ‘2019 Market Study on Private Holiday Properties’, FeWo-direkt surveyed owners of holiday properties on their purchase criteria, financing, letting and the characteristics of private holiday properties.

The results of the study clearly show that holidaymakers are placing ever greater value on feeling as comfortable as they do at home. The dream of a holiday offering plenty of space and privacy, combined with the service of a hotel, is becoming increasingly popular. The resort concept combines comfortable living with a first-class service and leisure programme and comprehensive residential services. Guests benefit from facilities such as golf courses, swimming pools, wellness and fitness areas, as well as a wide range of personalised services.

Such resort concepts are of particular interest to investors. They offer an all-round hassle-free service, including letting, additional appreciation in the property’s value, and maximum comfort and relaxation for holidaymakers.

The most important factors when buying a holiday home

According to the study, the location and the property’s potential for appreciation are two further crucial factors in the decision to buy. Over 90 per cent of those surveyed prefer a quiet location. A well-developed infrastructure, proximity to shopping facilities, restaurants, bars and leisure activities are further key considerations. Furthermore, holiday properties in the countryside and in quiet villages are more popular. However, this does not mean that properties in towns or tourist resorts cannot be worthwhile investments.

Property remains a secure investment that appreciates in value. Half of those surveyed had noticed an increase in the value of their properties over recent years. Here, too, the most important factor was location. However, other factors such as the standard of upkeep, the quality of the interior fittings and amenities such as a wellness area also play a role.
