Resort hotels – stable, crisis-resistant and full of promise

Whilst business-oriented, city-centre hotel chains, city hotels, airport hotels and conference hotels are suffering the consequences of the coronavirus crisis, resort hotels are clearly among the winners of the pandemic. They can look back on a strong summer and autumn season. This is also confirmed by a recent study by mrp hotel, a leading consultancy firm in the hospitality sector.
The boom in demand for high-end holiday resorts and the outlook for 2022 – which predicts occupancy rates in the holiday hotel sector similar to those of the previous year – are making this stable and crisis-resistant asset class an attractive investment opportunity.
Resort hotels have not yet enjoyed a great deal of recognition in Germany. The current market conditions and the potential that this segment offers are attracting more and more investors. Resort hotels offer a wide range of facilities with themed focuses such as wellness, family, sport and much more. As well as good infrastructure and a varied range of leisure activities, resorts also offer comprehensive services.
Especially during the pandemic, options offering sufficient space, service and privacy were a welcome alternative for those seeking relaxation. Likewise, the added value of a self-contained unit with a living area and its own kitchen is a major plus in these times.
“Holidaymakers are offered significant added value in the form of a unique relaxation experience,” explains Hamid M. Farahmand, property expert and managing partner at Clavis International. “However, the segment also offers developers considerable potential. There is a clear trend towards acquiring flexible existing properties in order to redesign them and establish new concepts. Professional operators are just as important as the property itself, as they can thereby create and expand destinations. Furthermore, resort hotels offer developers stable prospects. In Austria in particular, summer tourism is gradually replacing winter tourism, which had previously been the most important source of revenue. Season-independent leisure and recreational activities centred on nature experiences are reinforcing this trend.”
